Index of everything included in the HIP. Any missing documents need to be listed in the HIP Index, and stated why they are missing.
Energy Performance Certificate (EPC)
Tells you how efficient the home is on a scale of A-G. There are 2 categories on the EPC, the Energy Efficiency Rating, and the Environmental Impact Rating. The most efficient homes should be in band A. The average UK home falls in bands D-E for both ratings. The Energy Perfomance Certificate also includes recommendations on how to improve your rating.
Sale statement
This provides some basic information about the property. This includes the address of the property being sold, whether the property is freehold, leasehold or commonhold, whether the property is registered or unregistered, and if the property is being sold with vacant possession.
Standard searches
This is an examination of documents and supporting evidence to learn about the past history of the building and its owners. Once this is completed, the official search certificate is to be included in the HIP. Also included in the HIP are search records held by the local authority in regards to planning decisions and road proposals. These are commonly referred to as local enquiries in the HIP. The provision of water and drainage services to the property also needs to be included in the HIP. These can be obtained from the local water company, but need to comply with HIP regulations.Index of everything included in the HIP. Evidence of title
This proves that the seller actually owns the property being sold, and therefore has the right to sell it. Depending on whether the property is Registered, Commonhold, or Unregistered; documents from the Land Registry need to accompany the Home Information Pack.
Additional information for leasehold and commonhold sales
Most of the documents that must be included in the HIP are applicable to all types of sale, but some additional documentation needed only for leasehold and commonhold sales.
